Comparative Market Evaluation is a detailed process that examines recent sales in your area. Adjustments are made using comparable properties to determine the market value of your property. When you request a market evaluation, the process is as follows. I will arrange an appointment with you to drop by for half an hour. I will run through a check list of plus and minuses pertaining to your property inside and outside. Then I will go to my Realtor data system, multiple listing service, and find similar comparable properties that have sold in the area within the last 6 months. I will evaluate your property feature’s against the sold properties feature’s and allow for adjustments to determine the market list price of your property. Once determined I will make an appointment and illustrate to you how the price was determined with supporting documentation.
Any one who offers a market value over the phone or by computer is short changing you as to how important the process is in determining the value. The property must be visited by the Realtor and takes into consideration many factors and thought process to determine value.
